You’re listing a property
Pre-listing repairs, inspection-response items, punch lists, and the twenty small things a buyer’s agent will notice on a walkthrough.
The constraint is the calendar. You have a listing date or a closing date and everything has to be done before it. Tell us the deadline at the estimate — if we can’t make it, we’ll say so then rather than the week of.
Bring the inspection report. It’s faster than describing it, and we’d rather price from the actual document.
You manage rentals
Turnovers between tenants, ongoing maintenance, repairs that come in from residents, and the work that’s easier to do all at once between leases.
Turnover work has a clock on it — every day a unit sits empty is rent you’re not collecting. We schedule turnovers as a defined scope with a start and a finish, not an open-ended list.
If you manage several properties, one relationship beats a new vendor search each time something breaks.
You own rental property

The useful conversation here is what’s worth doing and what isn’t. New flooring in a rental is a different decision than new flooring in your own house, and we’ll talk about it that way — what raises rent or shortens vacancy, and what just costs money.
