Demolition sounds like sledgehammers. Most of it isn’t.

The hard part of taking something out is protecting everything that stays — the floor under the cabinets, the wall the deck was attached to, the plumbing behind the vanity, the finish on the stairs the debris has to travel down.

Anybody can break something. What you’re actually paying for is precision, protection, and a site that’s ready for whatever comes next instead of a mess somebody else has to deal with.

What Happens After It’s Gone?

Removal jobs sort into three kinds, and which one you’ve got changes how we plan it.

Making room for new work

Cabinets out before new ones go in. Flooring up before the new floor goes down. A vanity, a tub, a countertop, a wall of built-ins, old trim, popcorn ceiling texture.

This is prep work, and the finish matters more than people expect. What’s underneath has to be sound, level, and clean enough for the next step. We remove with the rebuild in mind, because the alternative is paying twice — once to tear it out and again to fix what got torn out with it.

If we’re doing the rebuild too, that’s one project instead of two handoffs.

Taking something out for good

The deck that’s gone soft. The shed nobody opens. A fence that’s leaning. An old ramp, a set of stairs, a hot tub, a fire pit, a swing set the kids outgrew a decade ago.

Nothing’s replacing it — you just want the space back. We take the structure down, dig out the posts, haul it all off, and rake the area clean behind us.

Clearing out

Renovation debris. A garage, basement, attic, or shed that’s accumulated for years. A property being emptied before a sale or after a tenant.

Sometimes it’s a pile someone else made and left. Sometimes it’s twenty years of “I might need that.” Either way it’s ours to load and haul, and you don’t have to sort it first.

Two Ways to Get Rid of Something

This is the question people ask most, so here’s the plain answer.

We do the work. We show up, take it apart, load it, haul it, and dispose of it. You don’t touch anything. Right choice when the thing has to be removed rather than just hauled — a deck, cabinets, flooring, anything attached to the house.

Or you load it yourself. We drop a dump trailer in your driveway, you fill it on your own schedule, and we come get it. Cheaper, and the right choice when the stuff is already loose — a garage cleanout, yard debris, a project you’re doing yourself.

Protecting What Stays

The part of this work nobody photographs.

Floor protection on every path the debris travels. Dust containment on interior tear-out, because drywall dust gets into rooms you never opened. Careful attention to what’s inside a wall before it comes down — plumbing, wiring, and ductwork don’t always run where you’d expect in an older house.

We check what’s live before we cut, and we shut off what needs shutting off.

At the end of each day the site is swept and organized, not left mid-teardown. If the job spans multiple days, your house is still a house in between.

Where It Goes

Everything gets loaded and hauled. That’s not an add-on or a separate line item to be surprised by later — it’s the job.

Materials go where they’re supposed to go. Recyclable metal gets separated where it’s practical. Your driveway is clear and swept before we leave, and you’re not left with a pile to figure out.

If Your House Predates 1978

Worth knowing before we start.

Homes built before 1978 can contain asbestos in popcorn ceilings, floor tile, adhesives, and pipe insulation, and lead in paint. That was normal construction at the time and it isn’t a problem while it’s sitting undisturbed — it becomes one when someone starts removing it.

So on older homes, we look at what’s coming out before we touch it. Some of it is fine. Some of it should be tested first, and if that’s the case we’ll tell you at the estimate rather than halfway through a Tuesday.

It’s a short delay and a small cost, and it’s a lot better than the alternative.

What’s Underneath

Removal uncovers things. It’s the nature of the work.

Rot under a deck ledger. Water damage behind cabinets. Subfloor that’s soft once the flooring comes up. Framing somebody modified without asking anybody.

It isn’t a disaster and it usually isn’t a surprise to us — but it might change what happens next, and you should hear about it standing there rather than in an invoice.

If we find something nobody could reasonably have seen, we stop and show you, with options and a price, before anything else happens.
