Big Houses on Big Lots, and Most of Them Are New.
Apison is the most single-family place we work. Ninety-four percent of the housing is detached homes, and better than eight in ten are owner-occupied — meaning the person living in the house is the person who decides what gets done to it.
It’s also the fastest-growing of the communities we serve. The population went up two-thirds between 2010 and 2020. The homes here are newer and larger than anywhere else in our area, and property values run the highest of the communities we cover.
That combination — newer, larger, owner-occupied — makes for a particular kind of work.

More House Means More of Everything.
The homes here are the largest in our service area, and that matters more than it sounds like it should.
A bigger house has more doors. More trim. More square footage of wall to patch and paint. A bigger deck. More fixtures, more outlets, more cabinet fronts. When the builder made a standard choice, they made it fifteen or twenty times instead of eight.
So the work here tends to come in quantity. It’s rarely one thing. It’s every interior door needing adjustment, or all the ceiling fixtures at once, or the whole main floor’s trim.
That’s good news for scheduling. Doing twelve of something in one visit is a different job than doing one, and it prices differently.
Builder-Grade Is a Starting Point, Not a Verdict.
A house built in the last twenty years hasn’t worn out. But builders build to a spec and a schedule, and after you’ve lived somewhere a while you start seeing where the line was drawn.
The bathroom faucets and lighting that came standard in every house on the street. The pantry with one wire shelf and eight feet of empty air above it. The garage that got drywall but never paint. The primary closet that’s a rod and nothing else. Trim that was caulked to fit rather than cut to fit — fine from ten feet, obvious once you notice.
None of it is broken. It’s just the version of the house the builder handed you, and twenty years in, most people are ready for their version instead.
That’s the most common call we get from newer neighborhoods, and it’s satisfying work. You’re not repairing a failure. You’re finishing something.
Outdoor Living, Because You Have the Lot for It.
Larger lots mean more of the house is outside. Decks, porches, railings, exterior doors, and everything that has to stand up to fifty-five inches of rain a year and a humid climate.
Exterior wood in this part of Tennessee is on a maintenance clock. Staying ahead of it is far cheaper than catching up to it.
