The city’s own Market Value Analysis says so outright — Chattanooga contains distinct residential markets rather than one, and they don’t behave alike.
The numbers back it up. Median home values across Chattanooga ZIP codes range from about $153,000 to about $460,000. That’s a threefold spread inside one city’s limits.
So there’s no single Chattanooga house, and anyone telling you what your home needs based on the city name is guessing. What we can tell you is what the housing stock actually looks like, and where the work tends to be.

More Than Half of It Predates 1990.
About fifty-five percent of Chattanooga’s housing units were built before 1990, and roughly two-thirds went up before 2000. Nearly fifteen percent dates to 1939 or earlier.
That’s a genuinely old housing stock by the standards of this region — considerably older than Ooltewah or Apison out east.
It also means the most common work here is the work older houses need. Doors and windows that have moved. Trim that’s been painted over too many times. Exterior wood on its second or third life. Original fixtures that still function and no longer look like anything you’d choose.
And About a Third of It Is New.
The other side is real too. Roughly thirty-five percent of the city’s housing was built in 2000 or later, and construction hasn’t stopped — the city permitted well over five thousand new residential units between 2018 and 2022, and rewrote its zoning code in late 2024 to allow more.
Newer homes need a different conversation. Not repair so much as finishing and upgrading — builder-grade fixtures, unfinished storage, punch-list work that never got done.

That works on the outside of a building continuously — gutters, downspouts, exterior wood, caulk lines, and the grade around the foundation. It’s the same short list in a 1925 bungalow and a 2019 build, and it’s where we start either way.
